Typically referred to homes between 6th and 19th streets, this neighborhood consists of a mix of single families, townhouses, and condos. Recreation fields stretch from 8th to 12th and the island is about 4 blocks at the widest point. Some of the most beautiful views can be found on Townsend’s Inlet. With Avalon being “Cooler By A Mile,” meaning it expands a mile farther out than neighboring islands, expansive views all the way To Atlantic City can be seen from decks and the jetties. This area stretches from 20th to 32nd. Who doesn’t enjoy parking the car and being able to walk to town for dining, shopping, and maybe a few cocktails? In this area of the island, you can find many townhouses throughout the center of town, mostly west of Dune. With the new shopping district, many condos are scattered along town above the local shops and offices. The Avalon boardwalk extends nearly the entire length of the business district beginning at 32nd and ending at 21st. This area offers some great Bay Front options over the bridges of 21st and 25th. If you are looking for a property that will solidify good rental income, this portion of the island may be where you want to start your search.
Typically “High Dunes” refers to the area between 40th and 58th due to the extensive protected dunes. Gorgeous beach paths through the dunes can be found on 44th, 48th, 50th, and 57th leading to the quietest beaches on the island. This portion of the island consists of mostly Single Family homes with some of the most extravagant properties on the island located east of Dune, in the “High Dunes”, and on the bay. Expansive homes can be built on Ocean Drive due to the large lot sizes extending from Ocean Drive to the water. Some of the most desired Bay Front real estate in Avalon sits in this portion of the island and is most often referred to as “The Fingers” which extends off of 42nd street.
From the end of the High Dunes to 80th street, this area is highly desired for its large homes and short walks. The island is very narrow allowing easy access to beaches even for the Bay Front owners. Mostly single family homes make up this part of the island with a few townhouses sprinkled in. Between 78th and 80th, you will find several complexes and hotels making this area a hub for dining and cocktails.
