North (80th- 90th)
I consider this portion of Stone Harbor a more active community. With a healthy mix of single family homes and townhouses, this area draws a large rental crowd due to the easy walk to the dining and entertainment on 80th street, large recreation fields between 80th and 82nd, and even a manageable walk to downtown Stone Harbor. At the widest point, the island is about 3 blocks from ocean to bay. For boating enthusiast, this area offers a few condo options and single family homes on Sunset Drive. Beach Block in this area is small only offering grounds for 1-3 homes making it very desirable.
For reference, roughly every 20 blocks on 7-Mile Island is equivalent to 1 mile meaning these homes are about ¼ mile at the furthest point from the heart of Stone Harbor. I love this portion of the island for the small shore cottages, easy access to town, and short walks to the beach. This area is full of original Stone Harbor charm. 96th street and the bordering area lends itself to be one of the most well-known shopping districts in the area for the small town feel and fine dining. Some condo living can be found close to 96th street with some being bay front and others with excellent proximity to the sand and shopping. With the mixture of cottages, new construction, townhouses, and condos, this stretch of Stone Harbor is for anyone and everyone looking to park the car and enjoy the shore.
If you go on vacation for peace and quiet, then this may be meant for you. This area of Stone Harbor is full of ornate homes, with a few cottages mixed in, all within a short walk to the pristine beaches. The most popular beach in the stretch would be Nun’s Beach, a local surfing haven located at 110th Street. The Bay Front opportunities along Golden Gate, Sunset, and Paradise have some of the most lustrous, unobstructed bay and sunset views on the island. At the very southern tip of the island, a nice walk to “The Point” can help relax even the busiest of minds. You will also find a nice bird watching post at the beginning of the trek. Probably the most unique streets on 7-Mile Island, The Courts (Bower, Weber, and Stone) make up 3 alleys between 108th and 111th of small cottages. There is also a very similar street, Linden Lane which is commonly associated with The Courts, located off 84th Street. The one-way streets are accessible from Third Ave. Adorable is a good way to describe the little charmers as they are tucked in tightly. Pricing for these cottages is comparable to that of a large condo. They are all different with some remaining original and others being completely renovated, inside and out. This is the benefit of these homes as they are fee simple, meaning unlike a condo, you can do whatever you want within zoning regulations.
